How long have you been in business?
Started my business in 1999, became Az State Certified in 2006 (was sent to Iraq and Jordan from 2001 - 2005, and become ASHI Certified in August 2009.
What is your primary product or service?
We perform Home and Small Commercial inspections. The types of residential inspections offered are:
Seller/Pre-Listing Inspection:
This inspection is ordered by a homeowner prior to a sale of their home. Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first.
Having an inspection performed ahead of time helps in many other ways:
1. It allows you to see your home through the eyes of a critical third-party.
2. It permits you to make repairs ahead of time so that ...
a. Defects won't become negotiating stumbling blocks later.
b. There is no delay in obtaining the Use and Occupancy permit.
c. You have the time to get reasonably priced contractors or make the repairs yourself, if qualified.
3. It may encourage the buyer to waive the inspection contingency.
4. It may relieve prospect's concerns and suspicions.
5. It reduces your liability by adding professional supporting documentation to your disclosure statement.
6. It may alert you to immediate safety issues before agents and visitors tour your home.
Buyer Inspection:
This inspection is ordered by the potential buyer of a property. Generally during the 10-day inspection period granted in most Arizona Real Estate Contracts. This inspection will reveal any findings to the buyer, and the buyer then chooses to proceed with the sale, counter offer, or in rare cases back out of the deal.
Re-inspection:
This type of inspection is ordered when the initial inspection is complete and the list of suggested repairs is completed. For a much reduced cost, an inspector will come back and look over any repairs to be sure that all are completed properly, and up to the most current standards.
Home Preservation:
This is for the homeowner who wants to be sure that necessary repairs/improvements are being done. Initially the home is inspected and the full fee is charged. After the initial inspection we will return once a year to do a complete inspection, at a significantly reduced set-price for up to 2 years. This is geared toward the homeowner who wants to be sure that proper maintenance is occurring. This is a great idea for anyone!
Warranty Inspection:
This is for the smart shopper who has purchased a new home, which is still under warranty.
We will inspect the home, and find any issues that need to be addressed. Once we are finished, you can request the builder complete the repairs as you are still warranted. We check things that typical homeowner's may not be aware of.
New Construction Inspection:
This is for the smart shopper who is building or having a new home built. For one price, an additional $50 added to the regular home inspection cost, we will inspect the home in 3 phases (All of the following elements of the new construction inspections can be purchased at one time or as separate components to coincide with the construction timeline):
1) Pre-drywall or dried-in inspection: this is an inspection performed prior to the dry wall being installed. It gives the inspector a good view of framing, plumbing, air conditioning systems, and electrical.
2) Move-in inspection: this home inspection is performed when construction is finished and ready for occupancy, but prior to the final walk through by the builder. You get critical information about your new home prior to closing and it gives the builder time to make any necessary corrections before the purchase is finalized.
3) One-year anniversary inspection: this home inspection is performed approximately 30 days before the expiration of the builder's one-year new home warranty. This inspection addresses any warranty-related concerns that you may want to bring to the builder's attention, and allows time for any necessary repairs before the warranty expires.
With new construction inspections, you’ll know if your new home was constructed with quality in mind, for your peace of mind.
Home Maintenance Evaluation: A thorough visual evaluation of the home of more than 300 items, from the foundation to the roof and all the major systems of the house including the electrical, plumbing, and heating/air conditioning systems. The evaluation takes approximately 2 hours depending on the size of the home.

I wanted to take home inspection to a new level, to bring professionalism to the profession. So I dress professionally, drive a nice vehicle, keep the latest up-to-date equipment—electronics, software, cameras—all those things, because quality home inspection to me is more than a business, it’s a profession."
How do you differentiate yourself from other businesses in your category and area?
I inspect your home as though I were going to buy it myself. I look at it with the “eye of the buyer.” That’s my way of looking out for your best interest. When I find things that need attention, I take pictures and include them in the report. I provide the information I know is needed in the form I know will be most helpful.
An average home takes me two hours…more if the home is larger. Within 24 hours I submit my pictorial and written report in a binder that provides an overview of the present condition of the home. This allows time to address issues before the pressure is on. My customers have confidence knowing about the things their buyers will care about. I highlight the things that are in great condition and spell out anything that may need attention. I also upload the report to my web site where more leverage can be obtained to attract the most advantageous offer.
I have built my professional home inspection services on the foundation of something I learned from my Dad--that integrity is something I must have no matter what it costs because not having it will cost me everything I really want.
